​In an attempt to maintain reasonable standards, taking into account seasonal needs to make sure your stay is enjoyable while maintaining the integrity of Brialee.  This set of standards may be modified from time to time as situations occur that are determined to be not in the best interest of the park.

  • Do not buy anything from another seasonal camper before getting approval.  Just because it was on their site, doesn’t mean it will be approved for your site.  A written request for permission with all of the necessary documentation, followed by approval is required, in advance of putting them on your site.  
 
  • If buying a new camper, please put in a written request first specifying type and size of new camper, how many slide outs and where, as well as a picture if it is not new, and date of arrival.  All purchases of campers must be approved in order to ensure proper power sources are available on your site, as well as that it will fit and will not require any site work to be done.
 
  • If selling your camper, especially if on your own, you MUST get approval from Brian to sell camper first.  Your unit , depending on year and condition, may not be approved to stay on the site at Brialee.  
 
  • In addition, your purchaser (if selling on your own) - must complete a new seasonal application and be approved prior to the transfer of sale.  Brialee has the right to refuse a buyer based on not meeting seasonal requirements as stated on application.


Lights

  • There will no lights strung from trees
  • Lights may not extend beyond your immediate site
  • Lights are to be used on end of awning or around gazebo 
  • Solar and Ground Lighting is permitted to light up your path/sites
  •  Lights that are currently out of compliance must be removed
 

Sheds
  • Only one shed per site
  • Maximum size of 100 sq ft 
  • If building a shed, must provide material list, sketch or picture including size, color, location, for approval prior to start
  • Email request to brialeeinc@hotmail.com for approval


Rubbermaid storage chest
  • Maximum size of 2’ wide x 2’ height x 5’ width
  • Only rubbermaid storage chest per site - no bigger than size above
  • Toy box size/style is what is being referred to here - like pictured below.

Tarps
  • No tarps of any kind for any reason
  • Tarps, if found, will be removed immediately
  • First time, tarps will be left on your stairs or under your camper
  • Second time, tarps will be confiscated

Decks
  • Decks must be built within the confines of your camper, (from one end of the camper to the other), and no further.
  • No extra deck will be allowed, not on an end of the camper, not wrapped around the camper, not from one side to the other.
  • A maximum width of 12’ out from camper is permitted
  • A deck is permitted under your gazebo, as a platform on the ground, at a maximum size that is equal to the size of the gazebo (see gazebo section for size limits)
  • All decks must be approved in advance, including specs & materials list

Gazebo
  • 14’ gazebo is the maximum allowable size for a gazebo
  • Sites may only have one gazebo
  • Gazebo must be properly tied down and tethered securely
  • If a platform is to be built under your gazebo, it may not exceed the size of the gazebo.  It must be built/placed on the ground (not raised/no stairs)
  • Gazebos must fall within the guidelines as shown below


EZ-Ups / Quick-up Tents
  • Only 1 gazebo OR Ez-Up/Quickup tent is permitted.
  • Use of EZ-Up / Quick-up tents are allowed as an alternative to a gazebo
  • The approved type of pop-up tents are accordion style that can be put up, lowered, and taken down easily.
  • The maximum size of quick up tent allowed will be 16’ x 12’.
  • EZ-Up and Quick-up Tents must be tethered down using dog anchors (pictured below) or screwed to platform deck below the tent
  • Approval is required for “permanent” use of a pop-up tent on your site.
  • EZ-ups and quick-up tents are allowed to be used on a temporary basis without approval, for instance - for parties, large gatherings, or due to inclement weather.  These can be put up for the day and must be put back down and put away after temporary use.
       
Grill Gazebo
  • Grill gazebos are permitted (see picture below)
  • The size of the grill gazebo is limited to the size of your grill 
  • A deck may be constructed under the grill gazebo (after approval has been requested and granted)
  • Approximate size of grill gazebo should be 8’ length x 5’ width


Wood Racks
  • Wood racks are allowed
  • One wood rack is allowed per site
  • You may have a rack like pictured below
  • Or you may build your own
  • A loose piece of plywood is not permitted to be on top of your wood pile
  • The maximum size of rack is 2’ wide x 8’ long x 5’ height
  • (show picture of acceptable wood rack)


Other General Rules
  • Tents may be put up on a weekend by weekend basis for your children to stay in, but they must be taken down and put away
  • Bars will no longer be permitted, and will be phased out on a case-by-case basis.  Brian will be reaching out to all bar owners.
  • Outdoor sinks are not allowed. (by board of health)
  • Fridges will be permitted inside sheds only - not on decks, not under gazebos, not on site uncovered.
  • There will be no outside kegalators, kegs, or displays with open bottles of booze of any kind
  • No tarps of any kind for any reason - tarps found on your site will be removed and placed under your camper the first time, and the second time they are found, will be confiscated.  

Brian will be going site to site reviewing site plans and improvement requests.  Any site out of compliance will be given 2 weeks to get in compliance, followed by a $250 file, and 3rd offense may lead to termination of seasonal contract.
